A useful renovation budget should start from the property condition and project scope, not from style alone. Surface R uses a preliminary-budget framework to help homeowners in Petaling Jaya understand which level of work they are actually planning before detailed design proceeds.
This page is designed as a first-round planning guide, not a fixed quotation. Actual cost still depends on measured quantities, material selections, site conditions and final scope.
New house / fit-out only. The structure and major services are generally retained, with budget focused on built-ins, kitchen, wardrobes, lighting, finishes, furniture and selected upgrades.
Existing home under 10 years. The first question is what can remain. Budget changes significantly depending on whether the layout stays, whether wet areas are retained and how much M&E or finish replacement is required.
Existing home over 10 years. More allowance may be required for replacement work, waterproofing, electrical, plumbing, doors, wet works and ageing finishes before the visible design layer is added.
Major relayout. Moving kitchens, bathrooms, walls or major service points normally increases the coordination and construction scope.
For a first discussion, we prefer to understand these factors before giving a homeowner a misleading single-rate estimate.
Our objective is not to push every possible item into the project. The preliminary budget is used to decide where the home needs investment, what can remain, and which design moves create the strongest functional and visual return.
